When a buyer asks ChatGPT or Perplexity for lease accounting software, who gets named?

We asked both assistants the twelve questions a buyer types when choosing a vendor, on two days in the same week — 48 live answers — and counted how often each of twenty vendors was named, and which websites the assistants read to decide. No vendor was involved. The numbers are below; the method is at the bottom.

Old and new names are merged: LeaseQuery counts as FinQuery, LeaseCrunch as Crunchafi. Percentages are of all 48 answers.

The two assistants do not agree

ChatGPT and Perplexity build their answers from different pages, so the same vendor can be a default on one and invisible on the other. The gaps below are the ones that matter for anyone deciding where to work first.

VendorChatGPTPerplexityReading
NetSuite88%13%ChatGPT treats the ERP as a lease answer; Perplexity almost never does.
NetLease (Netgain)63%8%Rides NetSuite's coat-tails on ChatGPT; absent where NetSuite is absent.
CoStar Real Estate Manager42%0%Named only by ChatGPT, never by Perplexity.
Sage Intacct29%0%Same pattern: an ERP ChatGPT reaches for, Perplexity does not.
EZLease63%38%Strong on both, stronger on ChatGPT.
MRI ProLease17%38%The reverse: Perplexity's buyer guides carry it, ChatGPT's do not.
Crunchafi (LeaseCrunch)38%46%Even on both — the most balanced of the middle pack.
Occupier13%17%Low on both.
Black Owl Systems4%8%Perplexity reads their site in most answers but rarely names them. Case study.

What the assistants read to decide

Every answer came with source links. These are the domains cited most across all 48 answers. Presence on the first four determines the category far more than anything on a vendor's own site.

SourceTimes citedWhat it is
capterra.com33Review aggregator
debtbook.com28A vendor's own "best lease accounting software" blog post — cited more than G2
gartner.com28Peer Insights reviews
g2.com27Review aggregator
finquery.com18The leader's own comparison and pricing pages
acquisition-international.com16Awards / listicle publisher
finantrix.com15Independent buyer's guide
accruent.com10Vendor comparison content
blackowlsystems.com10Vendor site (read far more often than the vendor is named)
erpresearch.com9Independent buyer's guide
softwareconnect.com8Comparison site
The one thing worth noticing. DebtBook is named in 21% of answers but its blog post is cited in 28 of 48. A single well-built comparison page, written by a vendor, is one of the four documents that shape this whole category — while the vendor that wrote it is a rarely-named brand. The assistants reward the page that answers the buyer's question, not the brand that published it.

Method

The twelve prompts: What is the best lease accounting software? · What are the top lease accounting software options in 2026? · Which lease accounting software should a small business use? · What is the most affordable lease accounting software? · Recommend a lease accounting software for a team of 10. · What lease accounting software do professionals actually recommend? · Compare the leading lease accounting software tools. · What should I look for when choosing a lease accounting software? · Which lease accounting software has the best reviews? · What is a good alternative to the most popular lease accounting software? · Best lease accounting software for startups · Who are the leading providers of lease accounting software?

Each prompt was sent live to ChatGPT (gpt-5, web search on) and Perplexity (sonar) via the DataForSEO LLM Responses API on 21 and 23 September 2026 — two independent runs, 48 answers. Every answer was checked for each of the twenty vendor names using case-insensitive matching with old and new brand names merged. Source links inside each answer were counted once per domain per answer (up to eight domains per answer, so the citation counts are lower bounds). Answers were truncated at 4,000 characters before scoring, so very long answers may under-count vendors named near the end. Assistants are non-deterministic: a single vendor's share can move a few points between runs (FinQuery measured 75% on one run and 88% on the other). Total cost of the data on this page: US$1.15.

We will re-run this in October. If a vendor on this list wants the per-question breakdown for their brand — which questions they are named for, which they are not, and which sources carried the answers that omit them — it is free; write to audits@agentbuilt.dev.
